Seeking female roommate

I am looking for a female tenant who is interested in renting a room in my townhome. This can either be a short term or long term (no more than three years).
I do have two rooms available for rent, price can be negotiated as the sizes are different. You will have your own private bathroom and access to the laundry room washer/dryer on the second floor. I already have a dog, therefore, additional pets are not accepted. Common areas will be shared, to include a sun room. I leave my home at a.m and won’t be home until p.m. Both rooms, will be available for rent on August . Rent will include utilities and internet. Street parking is available next to the home.
