Spacious double room in 2-bed house

Hey! I'm looking for someone to take the place of my housemate who plans to move out at the end of our tenancy, at the beginning of November. I'm a PhD student at the University of Manchester, happy to share with students or professionals! Rent is £625 pcm, and we currently pay around £100 per month for energy bills - however I've just renewed the tariff and reckon it'll go down a bit soon.

It's a nice big room with lots of storage. The house is fully furnished, so comes with bed, storage space, washer/dryer, fridge/freezer, dishwasher etc. There's an upstairs bathroom with bath/shower/toilet, and a downstairs toilet as well.

We also have a garden that I've put some work into this year, growing some flowers, fruit and veg etc - there's some big berry bushes at the back which give a lot of fruit in summer!

We have a drive, and there's free residents parking on the street, you just have to apply online. We also have a shed where you can store your bike if you cycle - its only around 10 mins for me to cycle to UoM campus, so pretty easy!

In terms of location, its ideal really - you can walk into town in half an hour or so, or 10-15 mins by bus or cab. We're really close to the Etihad and the Co-op live, and there's a nice canal walk into town.
