Furnished room with one roommate

I am renting a furnished room in my house near
and Division for $/mo + utilities. Pets are negotiable. Available Sept. 1.

About the house:

• Total rent is mo + utilities, bathroom. I tried sharing this with 2 roommates, and it was just too much to handle.

• I use the third bedroom as an office and short-term guest room for friends & family.

• There's an insulated single car garage available for your workspace. This is larger than the office/guest room. You will have priority in this space.

• Furnished bedroom with new queen size Purple mattress

• Single shared bathroom

• Spacious backyard including fire pit and spa

• Off street parking

• Responsible neighbors in a reasonably gentrified neighborhood. I know SE gets a reputation, but I enjoy and trust my neighbors.

About me:

• I have 2 cats of equal age (2). They are very kind with people. I have secured the backyard with cat fencing, and they spend almost equal time outside and inside. I work in IT full time, and I work from home 2 days a week. I am transfem, body positive, and prefer to live with other women. I pay the bills on time or early.
I’ve extended financial flexibility in the past for roomates and the risk is simply unacceptable.

• I enjoy good food of all kinds, mtg, dnd, raves, festivals, snowboarding, camping, hiking, a good book, an occasional video game, playing with my cats, and the whimsy.

• I think it is my responsibility to advocate for myself, as it is respectful to ask for attention and know that I am not entitled to it. I feel like this is a unifying component of a peaceful coexistence.
