Room for rent starting September

Helllllooooo!!
I have a current tenant who will be moving out at the end of August, so I have a room that will be free in september. The room will be UNFURNISHED except a small shelf. The home is bath manufactured home approx eleven hundred sqft with a large kitchen. The room itself has a new carpet (less than 2 years old), a closet and a window. Central AC doesn't work, but I provide a mini split for the room so you can control the temperature you want in your room. There will be a male tenant in the second bedroom, and it will be a shared bathroom with him. Myself and the tenant are both clean and upkeep the home very well. I have 2 large dogs that like cuddles but will also be very independent (varying what you prefer). You will have access to the kitchen and dining room, washer and dryer, the living room should you choose, the backyard (would just need to upkeep it with myself if used constantly) and we are in a gated community where there is a pool, a park and grass. I work the day shift, and the tenant works swing shift, so normally we're not all home at the same time. You get one parking space in the carport guaranteed. I have two sheds you can utilize for a small fee. We take turns on a weekly chore list (ex:mop once a week, your week is every 3 weeks rotation). Rent starts at fifty with fifty going towards utilities. If there's a difference you'd pay that (normally doesnt happen). Every 6 months I'll increase twenty and cap you at fifty.
