New lease would start August 1st

I live in a 2 bedroom apartment on the 3rd floor with a small balcony. I live in the smaller room. I don't mind staying in there or taking the master bedroom, up to you. The master bedroom does have a private bath and closet though. I have a friendly, medium-sized dog named Azula. I have wifi here, a dishwasher, and the washer/dryer is inside. The kitchen is kind of small, but there's enough space for 2 people. I don't mind pets.
