Room for rent in SE!

Hello!! ❤ My very sweet housemate and I are looking for a 3rd housemate in our lovely triplex in Brentwood-Darlington (SE Portland). We’re looking for someone who is fairly quiet and tidy, and not a big partier. It will be move-in ready by July 1st!
I’ll start off by listing the dealbreakers before you read the rest of the post:
1) no smoking weed. You could vape or use edibles (non-scented stuff) if you keep them in your room. Drinking is fine, but please keep it in your room or hide it on a shelf in the fridge. I am sober, and this is a necessity for me to feel comfortable. NO hard drugs.
2) You and I would share a wall so I would appreciate quiet hours at pm, meaning no talking on the phone or listening to /loud/ videos or music past that (in your room). Making phone calls,etc. in the common space after is fine as long as it’s reasonable.
3) NO ANIMALS! The landlord made an exception for my cats, but no other pets are allowed (although you could get away with a reptile or something).
The rent is $. We split the WiFi and the PGE bill, which will usually range from $. All other utilities (heat/water/gas/trash) are included in the rent!

About the house:
Your room is the smallest of the three, but there is a fairly big closet, a shelf, and space for a full mattress and a desk. There is also storage space (under the stairs and a shed in the backyard).
There is a dishwasher, a water dispenser on the fridge, in-unit laundry, a backyard, a full bathroom, and a half-bath.
It’s right next to the bus line, close to a grocery outlet, and close to nd. Which includes a Trader Joe's, Walmart, Home Depot, Michaels, Fred Meyer's, and more!
There’s seating in the backyard as well as a hammock, and you’ll have your own parking spot in the driveway!
