Looking for a Roommate come JULY

Hey! I'm looking for a roommate come July. I live in a townhouse in Canton Michigan. It has an upstairs and a basement as well. I live in a subdivision right off of Ford rd that is within walking distance from tons of restaurants and stores. My house has 1 and a half baths and two bedrooms. If you have a lot of stuff and you dont want to pay for a storage unit, my basement is free to use for storing anything that you have. Pets are welcome but you must pay the pet fee that is required by my landlord (unless you have an ESA letter from your doctor). The rent where I live is two thousand dollars a month. That doesn't even include utilities. So I am charging hundred and fifty dollars per month with utilities all included. You MUST be on the lease if you decide you want to move in and the first month's rent will be due immediately. The rent is due each month by the 5th. I accept cash only. A receipt will be signed by both of us each and every month (we will each get a copy) that you pay rent as proof of payment and a contract will be written and must be signed prior to you moving in. The rent amount is subject to increase after each leasing period (1year) and a new contract will be written up for every year that you choose to stay. I am LGBTQ+ friendly and I don't discriminate against anyone; as long as you reliably pay your rent each month on time, we will have no issues! Any other questions, please don't hesitate to ask me!
