Fast home internet. Air conditioning/heating in all rooms. 1 shared bathroom with a really good shower. Lots of nice outdoor space - patio furniture, vegetable garden, flower beds, bike shed. Fully fenced yard.

Location: Near & Marina Bay in Richmond, CA. My house is two blocks from this intersection, so about a min drive to campus. It's also only a min drive from BART and similar for the Ferry into SF. The neighborhood is mostly working class families. There's a neighborhood grocery store, donut shop, gas station, and Subway at this intersection.
Roommate: Current tenant is a 5th year Ph.D. student in Graduate Education at Cal. Female, mid s. She is awesome, very outdoorsy and active, and also very clean and communicative. Hands down the best roommate I've ever had. She mostly works from home during the weekdays. Her expected graduation is Dec - so after that you can help choose who to replace her with.
