Looking for 3rd person in home

Looking for a chill 3rd person to rent. sq ft home.I've pretty much had roommates all my adult life so I'm very familiar of the common courtesies. My buddy moved out a few month ago.
Empty bedroom is on the main floor with a queen bed. If you don't need it, I can get rid of it. No other furniture.
There are indoor cats in the house. A few yrs ago life made a change and I care for my mom and is on the main floor as well, where you'll share a bathroom. You'll have your own space to put things. She mainly sticks upstairs and is four twenty friendly. All my friends live her! She is a capable person. She just has her days. Don't feel like you'll have to tip toe around. She's very laid back so do what you will.
There are 2 living rooms. One on the main floor and basement.
There's a decent size backyard to chill out and play. Quiet neighborhood and good neighbors. We blare music in the summertime, so feel free to do the same. It throws up the holidays Sept-Jan.
You can keep to yourself if you prefer and if you do don't need an uptight person. Otherwise, relax and enjoy life.
Laundry room is in the basement. All utilities are included.
Sorry no pets but don't mind them.
Fifteen mins from airport and fifteen downtown (on a good day 🤪). Ten mins from 2 RTD stations. Thirty mins from Red Rocks.
